TERMS OF BOOKING / RENTAL AGREEMENT
Skihouse Oy (business ID 3297561–1), operating under the name Aavalevi Holidays, adheres to these booking terms for the rental of holiday properties. Aavalevi Holidays (hereinafter referred to as “the Host”) applies these booking and cancellation terms to all accommodation reservations, rentals, and cancellations made through its service. The terms are binding on both parties once the person making the reservation (hereinafter referred to as “the Customer”) has made a reservation for a property managed by Aavalevi Holidays.
MAKING A RESERVATION AND TERMS OF PAYMENT
The person making the booking must be over the age of 18 and a fully authorized person. Reservations can be made in Aavalevi Holidays online store 24/7.
PAYMENT SERVICE PROVIDER IN AAVALEVI.FI
Stripe Payments Europe, Ltd. acts as the payment intermediary and is an authorized payment institution. Stripe will appear as the recipient on your bank statement or credit card bill. Stripe will forward the payment to the merchant. 2% of the total amount is added as a payment method fee. It is automatically included in the total amount.

CHANGE OF BOOKING
The customer has the option to change the holiday destination or the time of the holiday. Please note that changes to your reservation are not possible within 30 days of the check-in date. If your reservation starts in more than 30 days, you may request changes. Please be aware that pricing may vary depending on the new dates selected, and the total cost of your reservation may change accordingly.
CANCELLATION OF THE BOOKING
Cancellations must be made by email to info@aavalevi.fi The customer may cancel the reservation free of charge no later than 30 days before the start of the reservation. Cancellations must be made in writing by email to info@aavalevi.fi. If the cancellation is made after this period, the reservation is considered binding, and no payments will be refunded.
Please ensure that the reservation is paid by the due date, which is no later than 30 days before the start of the reservation. If the payment is not received by the deadline, the reservation will be automatically cancelled and without further notice to cuestimer. The rental period is the full duration selected at the time of booking, regardless of whether the property is used from the start date or vacated before the end of the reservation. No compensation will be provided for unused time, and the customer is not entitled to a refund.
These cancellation terms also apply during a global or local epidemic or pandemic, during which, for example, travel restrictions between countries may be imposed. By making a reservation, the customer acknowledges that airlines may cancel flights or change schedules due to an epidemic or pandemic. This is not considered a force majeure situation, as it is not unforeseen. We strongly recommend obtaining comprehensive travel insurance.
AAVALEVI HOLIDAYS RIGHT TO CANCEL THE RESERVATION
In case of force majeure, Aavalevi Holidays can cancel the reservation. In that case, the customer has the right to get back the amount he paid to Aavalevi Holidays in full. Aavalevi Holidays can also cancel the customer’s reservation if two reservations have been made to the same property for the same time, or partially for the same time, at the same time. The reservation that is made first remains valid and the reservation that is made later is canceled. If we have to cancel your reservation, we will notify you of the cancellation by email as soon as possible and refund your rental payment immediately. Aavalevi Holidays is not responsible for additional costs or damage that cancellations like the one mentioned above may cause to the customer, and Aavalevi Holidays is under no obligation to search for and book replacement accommodation for the customer’s party. Aavalevi Holidays reserves the right to cancel a reservation in the event of a pricing error. If the listed price clearly differs from the actual price, the reservation may be voided. In such cases, the guest will be informed immediately and offered the opportunity to rebook at the correct rate.
ARRIVAL AT THE HOLIDAY DESTINATION AND HANDOVER OF THE KEYS
The customer must inform the Aavalevi Holidays of their estimated arrival time no later than 2 days before the start of the reservation. The check-in and check-out times defined for the property must be followed. The contact details, arrival instructions, and key handover instructions can be found in the customer's booking confirmation. If the customer does not provide their estimated arrival time in advance, the handover of the keys cannot be guaranteed immediately upon arrival. Late arrivals must be agreed upon in advance with the owner or caretaker of the holiday property. If the arrival is significantly delayed, for example due to weather conditions or a canceled flight, the owner or caretaker must be informed as soon as possible.
USE OF THE HOLIDAY PROPERTY
The rental includes the right to use the reserved holiday property during the agreed rental period. The rental price includes normal energy costs, furniture, cooking and dining utensils, cutlery, mattresses, blankets, and pillows. In some accommodations, the amount of firewood may be limited or not included in the rental.
The holiday property is equipped with toilet paper, paper towels, a kitchen towel, hand soap, dishwashing liquid or dishwasher tablets. For specific questions about the equipment in the property, the customer may contact info@aavalevi.fi.
OCCUPANCY AND CAPACITY
Beds, dishes, firewood, and hot water are sized according to the maximum number of people specified in the property description. For fire safety reasons, this number must not be exceeded. Parties or other events where the maximum occupancy is temporarily exceeded are strictly prohibited without prior permission from the property owner. The owner or the local caretaker has the right to require any extra persons to leave the premises immediately without compensation.
BEHAVIOR AT THE PROPERTY
The customer must not cause unnecessary disturbance to neighbors. Loud partying and loud music are prohibited. Smoking inside the property is strictly forbidden. If smoking is detected despite the prohibition, the owner or caretaker has the right to charge the customer for the costs of thorough cleaning, washing, and airing of the property. If the customer’s behavior causes significant disturbance, damage, or danger to others, the owner or caretaker has the right to require the customer to leave the property immediately without refund or compensation. The customer is liable for any costs resulting from their actions. If the customer causes a false fire alarm, the full cost of the alarm response will be charged to the customer as invoiced by the local authorities or emergency services.
KEYS AND ACCESS
The customer is responsible for the keys during the entire rental period. If the keys are lost, the owner or caretaker has the right to charge the customer for new keys and/or lock replacements, as well as any related additional costs. If the customer forgets the keys inside the property, they must immediately pay the door-opening fee to the maintenance staff.
OTHER RESTRICTIONS
Setting up tents, parking a caravan or travel trailer, or using rented equipment (such as a hot tub) on the property grounds is only allowed with the owner's permission Charging an electric or hybrid vehicle is only permitted with the owner's or caretaker's approval. An additional fee may apply for charging.
PETS
Well-behaved pets may only be brought to a holiday accommodation, where pets are allowed. Some accommodations charge an extra fee for bringing a pet. The pet must always be mentioned in the Additional information’ field of the booking form when booking. Pets fee is 50 eur / reservation. The property’s yard must be left in a clean condition at the end of the rental period, and pet waste must be collected before leaving the property. If the customer brings a pet to a holiday destination where bringing pets is prohibited, Aavalevi Holidays has the right to require the customer and the pet to leave the property immediately without refund of rent or compensation. The customer is responsible for the extra cleaning costs caused by the pet.
LINEN
If bed linen is not included in the reservation, the customer must bring their own linen or rent a set in advance. The use of bed linen is mandatory in all beds at the holiday property. Sleping or resting in the beds without proper linen is strictly prohibited.
DESTINATION ON THE DAY OF DEPARTURE
Final cleaning is always included in the rental price unless otherwise agreed. Even if final cleaning is included, the guest is responsible for basic tidiness before departure:
– Washing dirty dishes or placing them in the dishwasher
– Emptying the refrigerator
– Rented bed linen and towels should be collected into one pile and left on top of the bed.
– Taking out the garbage
– Lock all windows and doors
– Return the keys to the key box (if the property has one)
– Take all personal belongings and any leftover food and drinks with them
If the property is left unreasonably dirty or messy at the end of the rental period due to missing or insufficient final cleaning, the guest will be charged an additional cleaning fee based on the actual extra hours required. Aavalevi Holidays is not responsible for any items left behind.
FIRE SAFETY AND HOLIDAYS WITH CHILDREN
Fire must never be left unattended. Before lighting a fire in the fireplace or a wood-burning sauna stove, open the flue damper and only close it once the fire is completely out and the ashes have cooled. Do not keep sauna door open. Upon arrival, the guest must familiarize themselves with the emergency exits. Candles must be extinguished when leaving a room, clothes must not be dried in the sauna or on radiators, and flammable materials must be kept away from fire. Children should not be allowed to play with fire. Any malfunctioning electrical appliances or smoke detectors requiring a new battery must be reported to the caretaker. Guests traveling with small children must assess the safety of the property. Children must not be left unsupervised in the yard or by the water. The condition of cots and highchairs must be checked by an adult before use.
DAMAGES
The customer who made the reservation is responsible for any damage caused by them or their party to the holiday property or its premises. The customer must report any damage immediately to the property owner or the local caretaker. Minor damages should be compensated directly to the owner or caretaker before departure, whenever possible. Larger damages must be compensated to the owner or caretaker according to a separate agreement as soon as possible after the rental period has ended.The customer is also liable for any damages caused to the owner, caretaker, or third parties. In the event of intentional damage, negligence, or unauthorized use of the property or its equipment, the customer may also be liable for full replacement costs and any resulting loss of rental income.
REMARKS AND POSSIBLE PROBLEM SITUATIONS
If the guest notices any issues or defects in the reserved property, they must contact Aavalevi Holidays immediately when the issue arises. This ensures that any faults or deficiencies can be addressed and resolved during the stay. Complaints will not be handled after the end of the rental period if the guest has not reported the issue to Aavalevi Holidays, the property owner, or the local caretaker during their stay. Please note that some disturbances are beyond our control, such as exceptional weather conditions (e.g. heatwaves, lack of rainwater, storm damage), noise from the surroundings, construction work, or disturbances caused by nearby accommodations.
ONLINE STORE PROPERTY DESCRIPTIONS
Aavalevi Holidays carefully selects its accommodation properties to ensure a quality holiday experience. The distances mentioned in the property descriptions are approximate, and the amenities or facilities of the accommodations may change without prior notice. However, Aavalevi Holidays will do its best to inform customers promptly about any significant changes. Aavalevi Holidays and the property owner are not liable for any damages caused to the customer due to an unforeseeable force majeure event or a comparable situation (e.g. power outages, natural phenomena, pests, war), which was not caused by Aavalevi Holidays or the property owner and the consequences of which they could not have reasonably prevented. Aavalevi Holidays has the right to collect and use all information accumulated in connection with rental operations. The processing of such data always takes into account the privacy of individual customers and the appropriate handling of personal data.
APPLICABLE LAW AND DISPUTE RESOLUTION
These booking conditions and the rental agreement are governed by Finnish law. In the event of a dispute, all parties must first attempt to resolve the matter through negotiation. If a satisfactory resolution cannot be reached, the matter may be submitted to the Helsinki District Court for final resolution.
