Terms of Booking
BOOKING TERMS
Skihouse Oy (Business ID 3297561–1), operating under the name Aavalevi Holidays, applies the following booking terms to all holiday accommodation reservations. Aavalevi Holidays (hereinafter referred to as “the Host”) applies these booking and cancellation terms to all accommodation reservations, rentals, and cancellations made through its services. The terms are binding on both parties once the person making the reservation (hereinafter referred to as “the Customer”) has made a reservation for a property managed by Aavalevi Holidays.
MAKING A RESERVATION AND TERMS OF PAYMENT
The person making the booking must be at least 18 years old and legally authorized. Reservations can be made via the Aavalevi Holidays online store 24/7.
The reservation must be paid in full no later than 60 days before the start of the reservation. If payment is not received by the due date, the reservation will be automatically cancelled without further notice.
PAYMENT SERVICE PROVIDER IN AAVALEVI.FI
Stripe Payments Europe, Ltd. acts as the payment intermediary and is an authorized payment institution. Stripe will appear as the recipient on your bank statement or credit card bill and will forward the payment to the merchant.
A 2% payment method fee is added to the total amount and is automatically included in the final price.

CHANGE OF BOOKING
The Customer may request changes to the holiday destination or reservation dates only if the start date of the reservation is more than 60 days away. Changes are not possible within 60 days of the check-in date.
Prices may vary depending on the new dates selected, and the total reservation cost may change accordingly.
CANCELLATION OF THE BOOKING
Cancellations must be made in writing by email to info@aavalevi.fi
The Customer may cancel the reservation free of charge no later than 60 days before the start of the reservation. If the cancellation is made less than 60 days before the start date, the reservation is binding and no payments will be refunded.
If the reservation is not paid by the due date (60 days before arrival), it will be automatically cancelled.
The rental period is the full duration selected at the time of booking, regardless of actual arrival or early departure. No compensation will be provided for unused time.
These cancellation terms also apply during global or local epidemics or pandemics. Travel restrictions, flight cancellations, or schedule changes are not considered force majeure, as they are foreseeable. Comprehensive travel insurance is strongly recommended.
Travel Agencies – Christmas and New Year
For travel agency bookings, the period 12 December – 4 January (Christmas and New Year) is non-refundable. No cancellations or refunds will be granted for reservations during this period.
AAVALEVI HOLIDAYS’ RIGHT TO CANCEL THE RESERVATION
In cases of force majeure, Aavalevi Holidays may cancel the reservation and refund all payments in full.
A reservation may also be cancelled if two reservations are made for the same property for the same or overlapping period. The first reservation remains valid.
Aavalevi Holidays reserves the right to cancel a reservation in the event of a clear pricing error. If the listed price clearly differs from the actual price, the reservation may be voided. In such cases, the guest will be informed immediately and offered the opportunity to rebook at the correct price.
Aavalevi Holidays is not responsible for any additional costs or damages caused by such cancellations and has no obligation to arrange replacement accommodation.
ARRIVAL AND HANDOVER OF KEYS
The Customer must inform Aavalevi Holidays of their estimated arrival time no later than 2 days before arrival. Check-in and check-out times must be followed. Arrival instructions and key handover details are provided in the booking confirmation.
If the Customer does not provide their estimated arrival time in advance, key handover cannot be guaranteed immediately upon arrival.
Late arrivals must be agreed upon in advance. If arrival is significantly delayed (e.g., due to weather conditions or a cancelled flight), the Host, owner, or local caretaker must be informed as soon as possible.
USE OF THE HOLIDAY PROPERTY
The rental includes the right to use the property and its standard equipment during the agreed rental period. The rental price includes normal energy costs, furniture, cooking and dining utensils, cutlery, mattresses, blankets, and pillows. Firewood may be limited or not included.
The holiday property is equipped with basic consumables such as toilet paper, paper towels, a kitchen towel, hand soap, and dishwashing liquid or dishwasher tablets.

OCCUPANCY AND CAPACITY
Beds, dishes, firewood, and hot water are sized according to the maximum number of people specified in the property description. For fire safety reasons, this number must not be exceeded.
Parties or other events where the maximum occupancy is temporarily exceeded are strictly prohibited without prior permission. The owner or local caretaker has the right to require any extra persons to leave the premises immediately without compensation.
BEHAVIOR AT THE PROPERTY
Guests must not cause unnecessary disturbance to neighbors. Loud partying and loud music are prohibited. Smoking inside the property is strictly forbidden.
If smoking is detected despite the prohibition, the Host/owner/caretaker has the right to charge the Customer for the costs of thorough cleaning, washing, and airing of the property.
If the Customer’s behavior causes significant disturbance, damage, or danger to others, the Customer may be required to leave immediately without refund or compensation. The Customer is liable for any costs resulting from their actions.
If the Customer causes a false fire alarm, all costs charged by authorities or emergency services will be invoiced to the Customer in full.
FIRE SAFETY AND CHILDREN
The property must not be heated using a sauna, drying cabinet, or similar equipment.
Fire must never be left unattended. Before lighting a fire in the fireplace or a wood-burning sauna stove, open the flue damper and only close it once the fire is completely out and the ashes have cooled. The sauna door must not be left open. Upon arrival, the guest must familiarize themselves with emergency exits.
Candles must be extinguished when leaving a room. Clothes must not be dried in the sauna or on radiators, and flammable materials must be kept away from fire. Children must not be allowed to play with fire.
Any malfunctioning electrical appliances, smoke detectors, or smoke detectors requiring a new battery must be reported immediately to the caretaker or the Host.
Guests travelling with children must assess the safety of the property. Children must not be left unsupervised in the yard or near water. The condition of cots and highchairs must be checked by an adult before use.
If a guest causes a fire alarm through their own actions or negligence, all resulting costs will be charged to the guest in full.
KEYS AND ACCESS
The Customer is responsible for all keys during the rental period. If keys are lost, the owner or caretaker may charge the Customer for new keys and/or lock replacements and any related costs.
If the Customer forgets the keys inside the property, the Customer must pay the door-opening fee charged by maintenance staff.
OTHER RESTRICTIONS
Setting up tents, parking a caravan or travel trailer, or using rented equipment (such as a hot tub) on the property grounds is only allowed with the owner’s permission.
Charging an electric or hybrid vehicle is only permitted with the owner’s or caretaker’s approval. An additional fee may apply for charging.
PETS
Well-behaved pets may only be brought to properties where pets are allowed. Pets must always be declared in the booking form (Additional information).
Pet fee: €50 per reservation per pets.
The yard must be left clean at the end of the stay, and pet waste must be collected before departure.
If the Customer brings a pet to a property where pets are prohibited, Aavalevi Holidays has the right to require the Customer and the pet to leave immediately without refund. The Customer is responsible for any extra cleaning costs caused by the pet.
LINEN
If bed linen is not included, the Customer must bring their own or rent a set in advance. The use of bed linen is mandatory in all beds. Sleeping or resting in beds without proper linen is strictly prohibited.
DEPARTURE AND FINAL CLEANING
Final cleaning is included unless otherwise agreed. Even if final cleaning is included, the guest is responsible for basic tidiness before departure:
– Washing dirty dishes or placing them in the dishwasher
– Emptying the refrigerator
– Collecting rented bed linen and towels into one pile and leaving them on top of the bed
– Taking out the garbage
– Locking all windows and doors
– Returning the keys to the key box (if applicable)
– Taking all personal belongings and any leftover food and drinks
If the property is left unreasonably dirty or messy due to missing or insufficient tidying, the guest will be charged an additional cleaning fee based on the actual extra hours required. Aavalevi Holidays is not responsible for any items left behind.
DAMAGES
The Customer who made the reservation is responsible for any damage caused by them or their party to the property or its premises and must report any damage immediately.
Minor damages should be compensated directly to the owner or caretaker before departure whenever possible. Larger damages must be compensated according to a separate agreement as soon as possible after the rental period has ended.
The Customer is also liable for any damages caused to the owner, caretaker, or third parties. In cases of intentional damage, negligence, or unauthorized use of the property or its equipment, the Customer may also be liable for full replacement costs and any resulting loss of rental income.
REMARKS AND PROBLEM SITUATIONS
If the guest notices any issues or defects, they must contact Aavalevi Holidays immediately when the issue arises so that it can be addressed during the stay. Complaints will not be handled after departure if the guest has not reported the issue during the stay.
Please note that some disturbances are beyond our control (e.g., exceptional weather conditions, power outages, noise from surroundings, construction work, or disturbances caused by nearby accommodations).
ONLINE STORE PROPERTY DESCRIPTIONS
Aavalevi Holidays carefully selects its accommodation properties to ensure a quality holiday experience. Distances mentioned in property descriptions are approximate, and amenities or facilities may change without prior notice. Aavalevi Holidays will do its best to inform customers promptly about any significant changes.
Aavalevi Holidays and the property owner are not liable for damages caused by an unforeseeable force majeure event or comparable situation (e.g., power outages, natural phenomena, pests, war) that was not caused by Aavalevi Holidays or the property owner and the consequences of which they could not have reasonably prevented.
APPLICABLE LAW AND DISPUTE RESOLUTION
These terms and the rental agreement are governed by Finnish law. In the event of a dispute, all parties must first attempt to resolve the matter through negotiation. If a satisfactory resolution cannot be reached, the matter may be submitted to the Helsinki District Court for final resolution.
